Polyurea & Polyaspartic Coatings

Polyurea is an extremely durable product, which was developed for and will withstand both ordinary and extraordinary wear and tear.

Due to its chemical makeup and structure, Polyurea creates a very strong bond with concrete and has the ability to expand and contract with change in the surface and underlying ground temperature. This means there is no chipping, cracking or hot tire pick-up. Hot tire pick-up occurs when a car’s tires are hot from driving; the heat and pressure from the tires may melt or peel the paint or coating, separating it from the floor. Polyurea maintains its color and does not fade or yellow when exposed to direct sunlight.

Why Polyurea Coatings?

Polyurea is the latest advancement in coating technology, providing the best of all worlds. Its extreme durability makes it 20 times stronger than epoxy. If you are looking to stay in your home for any length of time, than a polyurea solution is the best investment.

Polyurea is a ‘tough’ surface resistant to scratching, water, salt, oils and other chemicals one might find in a garage or in a vehicle. It’s chemically resistant to salt, oil, gas and other harsh chemicals. It’s 98% more flexible than epoxy, allowing for natural concrete movement – Polyurea won’t crack or peel. Polyurea coatings are more durable, install in less than half the time and are environmentally ‘green’ compared to competing epoxy coatings.

Polyurea has been utilized for over 25 years in industrial applications such as pipe/pipeline coatings, tank linings, water treatment plants, manholes, sewer linings and automotive fascia OEM molded parts. Traditional Polyurea cures in 5-15 seconds and must be spray applied to ensure proper installation. These kinds of coatings were originally developed and used in the early 1990’s.

Professional Installation vs. Do-It-Yourself

Like epoxy, not all polyaspartics are created equal. Some of the “do it yourself” kits that are being offered are not of the same quality as the more professional versions that Floortec uses. The formulations are different with a lower solids content in order to lengthen the pot life. Floortec provides a polyurea solution that is 100% solids creating a very strong bond to concrete.

Homeowners need to realize that polyaspartic coating solutions is not the most user friendly “do it yourself” installation. This is due to having experts be able to do the following with the best equipment for this application.

  • Make sure the surface is prepped properly with grinding.
  • Access the concrete to make sure that it is not contaminated and sealed properly.
  • Create a surface that will allow for the 100% solids to adhere to the concrete.
  • A professional will use proper tools to access the moisture levels within the concrete. If not prosper this can cause bubbling and flaking.
  • Create proper product mixing to create a long lasting coating to your concrete. Chemical mixing with Polyurea is critical as it is a two part system.

Environmentally Safe

Polyurea contains low Volatile Organic Compounds (VOCs) and produces no toxic fumes during the application process. Typical Epoxy systems, on the other hand, produce clouds of toxic fumes for many hours after application. These fumes are dangerous to people installing the coating as well as people and pets in the general vicinity. VOCs emit greenhouse gases and are suspected to be a carcinogen,

The US EPA regulation for concrete protective coatings’ VOCs is set at 400 g/L. Polyurea have near-zero VOCs and fulfill the Federal Government’s 2010 VOC requirements. However, different regions have their own regulations for VOCs. Regulations will only get stricter in the future. Products with low or zero VOCs are in a good position to stay on the market and attract environmentally conscious consumers.
